Cogdell Spencer Inc. is a fully integrated, self-administered and self-managed Real Estate Investment Trust (REIT). We partner with hospitals and physicians to create, implement, and manage healthcare real estate plans that support the provider’s healthcare delivery strategy. Cogdell Spencer develops investment real estate that brings physicians and hospitals into positive economic ventures.

Cogdell Spencer is not a commercial real estate firm that happens to build and manage a few medical office buildings as a part of its overall business strategy, but rather, a healthcare company, which specializes in facility development and management. This distinction is evident in every aspect of our approach to serving our healthcare clients from our mission statement to our staffing, from our commitment to serve non-profit and public hospitals to our national leadership in physician investment partnerships. Everything we do is focused on improving the delivery of healthcare and virtually all our development and management portfolio consists of healthcare facilities.

Although Cogdell Spencer’s business has grown and adjusted as the healthcare market has experienced dramatic change, our philosophy remains the same. We structure relationships that support the interests of both hospitals and physicians. We build and manage to maximize the return that our investors receive over the long-term, which means that we may spend more on a facility up front to ensure long term functionality, operability, economy and appreciation.
