                       Bank Announces Plans for Next Generation
                           Retail Bank in New Neighborhood

    PORTLAND, Ore., Sept. 29 /PRNewswire-FirstCall/ -- Umpqua Bank, a subsidiary of Umpqua Holdings Corporation (Nasdaq: UMPQ), has been selected by South Waterfront developers Williams and Dame and Gerding Edlen Development Company as the South Waterfront's community bank of choice. As part of the partnership, Umpqua will create its next generation flagship store within the South Waterfront. Its current flagship store in Portland's Pearl District redefined the idea of banking and was recently selected by Microsoft as the ideal venue for a video that demonstrates Microsoft's Experience Banking initiative due to its innovative approach to customer service and store design. In addition to its South Waterfront flagship store, Umpqua will also help sustain the future growth of the community with ATMs and service sites throughout the neighborhood.
